Marvin & Rico (10): Making an Offer — 4 Things That Never Change

Marvin found a house he loves.

He walked in and just knew. The light. The space. The backyard. He could already picture himself living there.

Now he’s ready to make an offer. And he’s terrified.

Rico is watching Marvin stare at his phone, looking overwhelmed.

Marvin: “Rico, I found the one. I want to make an offer. But I’m terrified.”

Rico: “Terrified of what? You’ve got Juli. You’ve got your finances in order. What’s the problem?”

Marvin: “The problem is I can’t stop running through scenarios in my head. What if I offer too low and they laugh at me? What if someone else comes in higher and I lose the house? But what if I offer too high and overpay by thousands? I don’t know what the right number is.”

Rico: “That’s the anxiety talking. Every first-time buyer goes through it.”

Marvin: “And then there’s the inspection. Everyone says to waive it to compete. But if I waive it, what if I buy a money pit? I can’t afford a surprise roof repair.”

Rico: “So, what did Juli tell you?”


Juli’s Tip:

Rico: “See? That’s why you have Juli. She’s not just telling you what to do — she’s helping you understand your options so you can make the right choice for yourself.”

Marvin: ” I know. Oh, Rico, I am so excited and nervous right now. Let me call Juli to put the offer together tonight. Fingers crossed for me.”


Juli’s Final Thought:

“Making an offer is exciting — but don’t let excitement cloud your judgment. The market will change. Your principles shouldn’t. Know your limits and remember: the right house at the wrong price is the wrong house.”
