Marvin & Rico (7):First-Time Homebuyer? Do This First
Marvin has been daydreaming about buying a home for months. He’s been scrolling Zillow at 2 AM, saving his favorite listings. He decided to hire Juli as his real estate agent who has been guiding him through the process.
Rico is sitting across from him, skeptical. Rico has a coop that he’s been thinking about selling—but he’s also wondering if he should buy something bigger.
Marvin is ready to start looking at houses. Rico is ready to ask the hard questions. And Juli’s advice is about to become the voice of reason in the middle of their conversation.
Let’s listen in.
Marvin: “Rico, I think I’m going to buy myself a home. I am tired of paying rent to someone else. I’ve been saving. I have a good job. I think I’m finally ready to buy a place. What do you think?”
Rico: “Yeah, it sounds wonderful! Let’s start house hunting tomorrow. I love to see other people’s houses. Didn’t you just hire the realtor Juli last week?”
Marvin: “Yeah, I did. And she already shut me down on this. She said no house hunting until I do my homework.”
Rico: “Homework? What kind of homework?”
Marvin: “Juli said the first step is to get my solid pre-approval letter from a professional lender. Hence I would know exactly what I can afford before I look at a single front door.”
Rico: “That makes sense, actually. When I bought my coop, I just walked into my bank and asked for a loan. It seemed easy enough. But I remember they asked for a ton of paperwork, and I didn’t really understand why.”
Marvin: “See, that’s the thing. Juli told me I shouldn’t just go to my bank. She suggested I explore my options through different types of lenders.”
Juli’s Tip:
“Your bank is one option. But it’s not the only one—and it’s not always the best fit for everyone. Here’s the difference you need to understand:”

Rico: “I wish I’d known all this when I bought my coop. I just walked into my bank, signed a bunch of papers, and hoped for the best. I got lucky. But I could have made some really expensive mistakes.”
Marvin: “So I’m going to talk to both. Juli said I should compare not just the numbers, but how they treat me. She said the person who explains things clearly and doesn’t make me feel stupid is the one I should go with.”
Juli’s Tip:
“This is a relationship, not a transaction. You’ll be working with this person for 30 to 45 days—sometimes longer. You want someone who answers your calls, returns your emails, and explains things in plain English. If a lender makes you feel rushed or confused, that’s a red flag. Move on to the next one.”
Rico: “So what do lenders actually care about? What are they looking for?”
Marvin: “Juli walked me through five things. She said if I understand these before I walk in, I’ll be ahead of 90% of buyers.”
Juli’s Tip:
“Lenders evaluate your financial picture based on several key factors. Here’s what to expect:”

Marvin: (sweating) “That’s… a lot. What if I don’t check all those boxes? What if they say no?”
Rico: “Yeah, what happens then? Do you just give up?
Juli’s Tip:
“A denial is not the end. It’s a redirection. Here’s what to do if a lender says no:”

Marvin: “Okay, let’s say I actually get a pre-approval letter. What does that letter actually mean? And what does it not mean?”
Rico: “Well, I thought you’ve got the money and go ahead to buy your house. No?”
Juli’s Tip:
“Let’s be crystal clear about what a pre-approval letter is—and isn’t:”

Marvin: “So… no Zillow tonight. I am going to start a file as Juli suggested and put in:”
Rico: “So excited for you, Marvin. Can I help?”
Marvin: “Actually…… yeah. Hold me accountable. Check in with me next week. Make sure I actually talked to a lender.”
Rico: “Deal. And when you get that pre-approval letter, we’ll celebrate. Then we’ll look at houses.”
Marvin: “Deal.”

Juli’s Final Thought:
“I’ve seen too many buyers fall in love with a house they couldn’t afford. I’ve seen too many people get denied and give up. Don’t be either of those people. Do the boring work first. The fun part comes later—and it’s so much better when you know you can actually afford it.”
