Marvin & Rico (12): Appraisal and Underwriting — The Hidden Hurdles

Marvin is under contract. The inspection went well. He’s feeling hopeful.

But now he’s entering the part of the process he knows the least about: appraisal and underwriting.

He’s heard stories of deals falling apart at this stage — and he’s terrified it could happen to him.

Rico watches Marvin stare at his laptop, refreshing his email every few seconds.

Marvin: “Rico, the inspection is done. Everything went well. But now I have to wait for the appraisal and underwriting. I have no idea what either of those things actually mean.”

Rico: “I remember that feeling. You’re in the waiting zone — and it’s brutal.”

Marvin: “What if the appraiser says the house is worth less than what I offered? And underwriting? What do they even do?”

Rico: “Wow, that does sound intimidating. What did Juli say?”


Juli’s Tip:

“Think of appraisal and underwriting as two different checkpoints — both protect you and the lender, but in different ways.”

Appraisal

  • The lender hires an appraiser to determine the fair market value of the home.
  • They compare it to similar homes that have recently sold in the area.
  • This protects you from overpaying and the lender from lending more than the home is worth.
  • If the appraisal comes in low, you have options: renegotiate, cover the gap, or walk away.

Underwriting

  • Underwriting is the lender’s deep dive into you, the property, and the transaction.

Here’s what they review:

“They may ask for more documents — respond quickly. Delays can push back the closing. Stay organized and trust the process.”


Marvin: “Okay, so I just need to stay on top of things.”

Rico: “Exactly. It’s stressful, but it’s normal. You are so close to the final step, Marvin.”
