Has the Luxury Homes Market Shifted in Concord, NH?
A friend of mine has two beautiful luxury home listings: one is just over 650K and the other is just under 1 million. Both are in great locations and should have sold within a few weeks. And yet, they are still active in the market.
There is nothing wrong with these beautiful homes, but something has quietly shifted for sure.
What I am seeing across my market is a return to sanity. Longer timelines. More negotiation. More hesitation. And that is especially true for luxury homes over $600,000.
So here is what I am telling my clients right now.
For Sellers:
If your home has been sitting longer than expected, the problem may not be the house itself. Let’s focus on these three things:
- Price for today, not for the past good years. The most dangerous number on your listing is not the price itself. It is the gap between your price and what buyers are willing to pay right now.
- Expect a longer timeline. Homes are taking longer to sell. That is not failure. That is the new normal.
- Be prepared to negotiate. A seller who refuses every concession will watch their home sit while realistic sellers move on.
The market has not rejected your home. It has rejected your price for this moment. Adjust accordingly, and your home will sell.
For Buyers:
If you have been waiting to buy that upgrade home, especially in the luxury range, this may be the right entry time.
Here is why:
- You have time. You can tour home multiple times. You can think about it. You can sleep on it. That was impossible two years ago when everything was moving so fast.
- You have room to negotiate. Sellers in the luxury segment are getting nervous. A fair, reasonable offer is more likely to be taken seriously today than it has been in years.
- You have choices. More homes are sitting longer. That means you can be selective.
I am not saying every home is a deal. I am not saying you should rush. But if your finances are solid and your timeline is long, the current market offers an entry point that simply did not exist during the frenzy.
Has the luxury market shifted in Concord?
From what I see every day, yes.
There is no crash or collapse. Just a genuine quieting down. A return to sanity. A market where sellers need to be realistic and buyers have real opportunity.
