Marvin & Rico (2): The Interest Rate Roost
Inside Rico’s living room, during the day.
RICO (Crowing loudly): “Cock-a-doodle-doo! Marvin! Have you heard: AI is super-hot. The job report is a myth! The Fed is panicking about inflation, which means rate hikes are back on the table! That’s close enough for drama, Marvin. I’m listing the house. My time to shine!”
MARVIN (Without looking up, crinkling in stress): “Yeah, I heard, Rico. What a crazy world we are living in… In January, every guru screamed ‘Rate cuts are coming!’ You told me to wait. Now rates may hike. My pre-approval just shrank by $45,000. I can no longer afford a kitchen. Maybe a pantry with a window. Ugh”
RICO (Waves a wing dismissively): “Wait! Higher rates mean money is expensive. So, my house which contains money-shaped rooms must be more valuable. I’m raising the price $50k.”
MARVIN (Finally looks up): “I don’t think so, Rico. That’s like McDonald’s raising the price of a McFlurry because your Netflix bill went up. The two things aren’t connected.”
RICO (Confused pause, tilting his beak): “…So, my house isn’t worth as much as I wish for?”
MARVIN: “No. It’s the same house. With the same crack. And the same 1990s-bathroom tile. You just feel richer.”
RICO (Defensive, pointing a wing at the wall): “But… that crack is a vintage rustic drainage feature!”
MARVIN: “It’s a crack, Rico. Get serious.”
RICO (Deflates slightly, feathers drooping): “Okay, fine. But at 7.5%, buyers pay a premium for character!”
MARVIN (Sighs, holding up his phone): “Whatever. Here’s what a rate hike does to a buyer: In January, a $400k house at 5.5% was $2,200 a month. Now at 7.5%? It’s $2,800 a month. Oh boy. I think I’m going back to live on the tree again.”
RICO (Gears turning in his little rooster brain): “Wait. If rates are high… when I sell this and buy my penthouse…”
MARVIN: “…You get a new mortgage. At the new high rate.”
RICO: “Ah? I have a 3.2% fixed rate from 2021! The bank basically pays me to roost here!”
MARVIN: “Bingo. You’re not a seller. You’re a hostage of your fixed low interest rate.”
RICO (Drops the sign. It clatters to the floor): “So… no bidding wars? No yacht money?”
MARVIN: “No. Just you, me, and buyers using spreadsheets to see if they can afford both a mortgage and avocados.”
RICO (Staring at the ceiling, defeated): “I’m trapped, aren’t I?”
MARVIN: “You’re not trapped. You’re just not rich yet. There’s a difference.”
RICO:“…How do you stay so calm?”
MARVIN (Stands up):”I’m not calm. I just can’t afford to panic. Panic has a 7.5% emotional interest rate.”
