Marvin & Rico （8）: House Hunting for First-Time Home Buyers
Marvin has his pre-approval letter. He has a folder full of documents. He knows exactly what he can afford.
Now comes the fun part: looking at houses.
Marvin: “Rico, I got the pre-approval letter! I’m officially ready to buy. But I am so overwhelmed.”
Rico: “Why? You’ve got the money. You’ve got Juli. What’s the problem?”
Marvin: “The problem is I don’t know what I’m looking for exactly. There are so many options — single-family, condo, townhouse, mobile home, duplex. Huh. What shall I do?”
Rico: “So what did your agent Juli say?”
Marvin: “She broke it down into two things: Property Type and Ownership Structure.”
Rico: “Okay, I’m listening.”
Juli’s Tip:
“Let’s separate two things that often get mixed up:”
- Property Type = What the building looks like (single-family, townhouse, mobile home, duplex)
- Ownership Structure = How you own it (fee simple, condominium, co-op)
“You need to understand both before you start touring. Otherwise, you might fall in love with a property without realizing what you’re actually buying — or how you’re buying it.”
Rico: “Okay, that’s helpful. But what about the ownership part? You said there’s a difference between how you own it?”
Marvin: “Yeah, that’s the second part. Juli explained that too.”
Juli’s Tip:
“Now let’s talk about ownership structures. This is where buyers get confused. The property type tells you what you’re buying. The ownership structure tells you how you own it.”
Rico: “Okay, so after all that — which one are you leaning toward?”
Marvin: “I don’t know yet. That’s the problem. I thought I wanted a single-family home — you know, the American dream. But Juli pointed out that with a condo, the HOA handles exterior maintenance — roof, siding, landscaping, snow removal. I don’t have to worry about any of that. And honestly? I’m not exactly handy.”
Rico: “Wait, you? Handy? You called me to change a lightbulb last month.”
Marvin: “It was a very high ceiling!”
Rico: “It was a standard 8-foot ceiling.”
Marvin: “Okay, fine. Maybe a condo makes more sense?”
Rico: “So you’re torn.”
Marvin: “I keep imagining myself in both scenarios. In a single-family home, I see myself grilling in the backyard, having a garden, maybe even growing a banana tree. In a condo, I see myself not having to mow the lawn or fix the roof — but I’d have neighbors right next to me.”
Rico: “Both are valid. It just depends on what you want your life to look like.”
Marvin: “Exactly. And that’s why I’m torn.”
Rico: “So what are you going to do?”
Marvin: “I’ll tour a few places this weekend. But I have a feeling I’m going to have more questions after.”
Rico: “You always do.”
Marvin: “And I think my next question is going to be: condo or co-op? Because I still don’t get the difference.”
Rico: “I wish I’d asked that before I bought mine. Would’ve saved me a lot of headaches.”
Marvin: “So let’s go talk to Juli.”
Rico: “Shall we call her now?”
