Marvin & Rico （9）: Condo vs. Mobile Home: What Every Buyer Must Know
Marvin has been touring properties for weeks. He’s seen single-family homes, condos, and mobile homes. But something keeps nagging at him.
He still doesn’t understand the difference.
Marvin: “Rico, I found a condo I really like. But honestly? I don’t even know what I’m buying. Like… what is a condo, really?”
Rico: “No idea. I didn’t ask any questions when I bought mine. I just signed papers and hoped for the best. What did Juli tell you?”
Juli’s Tip:
“Here’s the difference at a glance:”
Marvin: “So I get convenience, but I give up control?”
Rico: “Exactly. You’re trading control for not having to fix the roof.”
Marvin: “That’s a trade-off I can live with.”
Rico: “It sounds like condos are pretty straightforward.”
Marvin: “Yeah, they are. But here’s where I got confused. I also toured some mobile homes. Some parks are run by landlords. Others call themselves ‘co-ops.’ I don’t get the difference.”
Rico: “What did Juli tell you?”

Marvin: “Okay, so let me get this straight:
- Condo — I own the inside. I get convenience but give up control.
- Mobile home with a landlord — I own the home, rent the land. The landlord controls everything.
- Mobile home co-op — I own the home and shares in the land. I get a say.
Rico: “That’s it. Three options. Very different. I wish I’d known this before I bought mine. Well, don’t forget — you can always choose single-family too.”
Marvin: “True. But I’m not sure I want the responsibility of a yard and a roof.”
Rico: “That’s the trade-off. You just have to decide what fits your life.”
Marvin: “So I need to figure out what I want my life to look like.”
Rico: “Exactly.”
Juli’s Final Thought:
