Marvin & Rico (11): The Inspection — What If Something Goes Wrong?
Marvin is under contract. His offer was accepted. Now the inspection is looming — and so are his fears.
He’s heard it’s just a formality. He’s also heard horror stories of buyers who skipped it and regretted it.
He doesn’t know what to expect.
Rico watches Marvin tap his phone screen without really seeing it.
Marvin: “Rico, my offer was accepted! But now I have to get the inspection done. I’m freaking out.”
Rico: “Freaking out? Why? You’re paying someone to tell you what’s wrong with the house. That’s a good thing.”
Marvin: “But what if they find something huge? What if I have to walk away?”
Rico: “You’d rather find out now than after you move in.”
Marvin: “Like you did?”
Rico: (sighs) “Exactly like what I did. I skipped the inspection on my co-op because I was scared of losing the deal. Cost me a fortune. What did Juli say about the inspection?”
Juli’s Tip:
“The inspection is your chance to understand what you’re actually buying. The inspector will give you a report. Don’t panic at the length — most reports look scary because they list everything. Focus on the big stuff.”

Marvin: “So what’s ‘big stuff’?”
Rico: “Roof, foundation, electrical, plumbing, HVAC. If any of those have major issues, you’re looking at big money.”
Marvin: “So if they find something, what do I do?”
Juli’s Tip:
“Here’s how to handle what the inspector finds:”

Marvin: “Phew. I feel so much better now that I have the whole picture. Hopefully, everything will go well.”
Rico: “It will, my friend. I will be there with you.”
Juli’s Final Thought:
